Do You Need a Home Inspection on a New Construction Home? The Answer Is Yes.
One of the biggest myths I hear from home buyers is, "It's a brand new home, so I don't need an inspection."
While it may seem like a new home should be perfect, the reality is that every home is built by people, and people can make mistakes. Even the most respected builders rely on multiple subcontractors to complete a home. Electricians, plumbers, framers, HVAC technicians, roofers, drywall installers, and many others all work together on the same project. With so many moving parts, it is possible for something to be overlooked.
That is why I always recommend independent inspections throughout the building process.
A Pre Drywall Inspection Can Reveal Hidden Issues
One of the most valuable inspections takes place before the drywall is installed. At this stage, the structure, plumbing, electrical wiring, and HVAC systems are still visible.
An independent inspector may identify framing concerns, missing structural supports, plumbing leaks, wiring issues, improperly installed ductwork, or areas where insulation needs attention. Finding these items before the walls are closed is much easier and less expensive than repairing them after you move into your new home.
Municipal Inspections Are Different
Many buyers believe that because the township or municipality inspects the home, another inspection is unnecessary.
Municipal inspectors are responsible for verifying that the home meets minimum building code requirements. They are not performing a detailed inspection on your behalf.
A private home inspector works for you. Their job is to thoroughly evaluate the home's condition and identify concerns that could affect your investment.
A Final Inspection Before Closing Is Just As Important
Before you receive the keys, a final inspection gives you one more opportunity to identify items that should be corrected by the builder.
Common findings include doors that do not close properly, windows that stick, missing caulk, flooring imperfections, appliance issues, cosmetic defects, and other items that can be added to the builder's punch list before settlement.
